Most homeowners purchase a conventional tank water heater and forget about it until it breaks down and needs replacement. However, with a few simple maintenance steps, you can significantly increase your water heater’s lifespan and improve its efficiency, saving both time and money.
1. Flush the Water Heater Tank Annually
Over time, sediment and mineral deposits accumulate at the bottom of your water heater tank. This sediment buildup reduces the efficiency of the burner, making your water heater work harder and increasing energy costs.
Flushing the tank annually helps remove this buildup. To flush your water heater:
- Turn off the water heater and allow it to cool down.
- Attach a garden hose to the drain valve at the bottom of the tank, ensuring the other end is placed outside or near a floor drain.
- Open the drain valve and allow the water to flow out, flushing out sediment.
- Close the valve, remove the hose, and refill the tank before turning the water heater back on.

Inspecting and replacing the anode rod annually is far cheaper than replacing a corroded water heater tank. A properly maintained anode rod can significantly extend the life of your water heater.
3. Insulate the Water Heater Tank
Insulating your water heater tank is a one-time task that can improve efficiency by up to 40%. This reduces heat loss and helps your water heater maintain a consistent temperature without overworking.
To insulate your water heater:
- Purchase an insulation blanket designed for water heaters from a hardware store.
- Wrap the tank, avoiding the top, thermostat, and burner compartments for gas water heaters.
- Secure the blanket according to the manufacturer’s instructions.
Insulating the first 6 feet of hot and cold water pipes connected to the water heater can further reduce heat loss and improve efficiency.
